Preventative Maintenance Tips

Your garage door needs servicing just like your car or any other machine in your house. Taking care of your garage door will not only ensure the longevity of your door, but your safety as well. Visual Inspection

Look over the various pieces of hardware including: springs, rollers, pulleys, cables, mounting hardware, weather stripping, and track. Check for excessive wear and tear, as those pieces may need to be replaced. Make sure that your mounting hardware is tightly screwed into its base. If your door makes loud noises as you open it, it may be a sign that your door needs servicing.



A contributing factor to your door wearing down could be a lack of lubrication. At a bare minimum of once per year, you should apply a new layer of lubrication to your door. Use low temp grease on the opener’s chain or screw, and a spray lubricant on the overhead spring, hinges, rollers, and tracks. If your door is still making noises after lubricating it, you should check its balance.



To test your door’s balance, first check to see that its tracks run parallel to one another. Next, use the manual release on your door so that you can manually operate the door, instead of the motor. Carefully open and close the door several times. It should be easy and smooth to open, and when the door is fully retracted it should stay open. If your door is difficult to move, or does not stay put when open, your door needs servicing.


Weather Damage

Check the edges of your garage door. Your door should be contacting weather stripping around the edges of its frames. If you see any signs of weather damage, you should replace your weather stripping. Weather stripping can also become compressed and wear down as well. Taking this opportunity to replace your weather stripping is usually a safe bet.


IMPORTANT NOTE: While many of the parts mentioned above can be fixed by the homeowner, certain equipment should be left to the professionals. Leave jobs involving the springs, cables, brackets, and other hardware attached to the springs or cables to the professionals.
